Bayfield Residence

A 1960s house with good bones, bad insulation and a plan drawn for a family that no longer exists. The owners wanted to stay in the neighbourhood rather than move.

We took the house back to structure, rebuilt the thermal envelope, and redrew the ground floor around a single north-south axis. Every original detail worth keeping — the stair, the parquet, the front door — was removed, restored off site and reinstalled.

Five months, one fixed price, no change orders beyond the two the owners requested themselves. Energy use is down by roughly half.
